The homebuying process

A clear, supportive step-by-step roadmap to purchasing a home across Chicago and the South and Southwest Suburbs of Illinois.

Step 01

Understanding your goals & budget

We begin with a focused conversation about your lifestyle, preferred locations, space requirements, and financial comfort level. Joanna listens carefully to clarify your must-haves and prioritize what matters most to your household.

Step 02

Financing, pre-approval & Loan Estimate

Connecting early with a licensed mortgage lender to secure a pre-approval letter. A pre-approval reflects a preliminary lender review and is not a final loan commitment. After formal application for a specific mortgage, the lender provides a Loan Estimate outlining estimated interest rates, monthly payments, and closing costs. Clarifying these early helps you tour properties with clear expectations.

Step 03

Identifying suitable properties

Tracking fresh MLS inventory, off-market opportunities, and emerging listings that fit your criteria. Joanna helps filter noise, schedule efficient showings, and spotlight properties matching your commute, layout, and budget needs.

Step 04

Evaluating opportunities

Touring candidate homes with an analytical, practical eye. Beyond staging and cosmetic finishes, we assess layout functionality, mechanical system ages, roof condition, neighborhood patterns, and potential future resale considerations.

Step 05

Preparing offers & comparable sales

Reviewing recent neighborhood comparable sales to guide offer pricing. A comparative market analysis (CMA) provides an estimate of value based on comparable sales and is not a formal appraisal. Joanna helps you craft a purchase offer with defined terms, earnest money, and contract contingency provisions.

Step 06

Negotiating price & terms

Joanna works to present your offer clearly and represent your priorities in negotiations. She helps you assess counteroffers, evaluate seller responses, and navigate contract conditions calmly and thoughtfully.

Step 07

Inspections, timelines, insurance & closing

Illinois residential purchase contracts commonly include an attorney review and property inspection period; contractual deadlines for attorney review, inspection, and financing are established by the contract, and missing a deadline can affect your rights, so each date should be confirmed with your attorney and agent. Joanna does not provide legal advice; your real estate attorney reviews contract terms and negotiates legal provisions or condition remedies. Lenders generally require proof of homeowners insurance coverage before closing, making it important to obtain insurance quotes early. Once loan underwriting is satisfied, you complete a final walk-through before closing day.

Transparency & Consumer Protection

Buyer representation agreements

Clear guidelines on how professional buyer representation works, how broker compensation is structured, and why written agreements protect your interests.

Written buyer brokerage agreement

Before we tour homes together as part of your home search, we will review and sign a written buyer brokerage agreement explaining the services, duration, and compensation terms. Broker compensation is negotiable and is not set by law. Depending on the agreement and transaction, compensation may be paid by the buyer, the seller, or another permitted source. Seller payment is not guaranteed. Any payment obligation you may have will be explained in your written agreement.

Broker compensation is negotiable

Broker commissions and professional fees are negotiable and not set by law. Compensation arrangements are discussed transparently and agreed upon in writing so all parties understand terms before proceeding.

Review it before you sign

Take time to review the written representation agreement thoroughly, discuss the services provided, and ask any questions about terms or compensation before signing. You have the right to understand every commitment.

Attorney review of representation terms

Buyers are encouraged to review all agreement terms carefully and ask questions. Joanna does not provide legal advice; buyers may have an independent real estate attorney review the representation agreement and any related paperwork.

Legal requirement context

Illinois law requires the terms of a brokerage relationship to be set out in a written brokerage agreement, whether exclusive or non-exclusive. See 225 ILCS 454/15-50 and 68 Ill. Adm. Code 1450.770. Separately, applicable NAR/MLS rules require MLS participants working with a buyer to enter into a written buyer agreement before touring a home together, including a live virtual tour. These are industry and MLS requirements, not federal law. Simply contacting Joanna, asking about her services, or independently attending an open house does not by itself require signing an exclusive representation agreement.
